Property Description: Gallops Court has been purchased by Manuel Development Corporation. 1-757-464-6368 office, 1-757-615-0992 mobile.  The existing 11 unit multi-family structures (2 separate buildings) on this property are currently boarded up and have been in this condition for a number of years. This project is located on 4 lots with dimensions of 40’ x 140’ each with a total footage of 160’ on Washington Avenue and 140’ on Nectarine Street. B & B Contracting will be handling the demolition of this property and preparing the land for new construction. (Currently being removed, completion of demolition by 10/09/02.

Proposed Use: Complete removal of the existing structures. We propose to build one 3-story building containing 12 condominiums with a long-term consideration for their sale. Each of these units will a have approximately 900 to 1613 square feet. This 3-story building will have a design and look that would be appropriate for the town of Cape Charles. A roof pitch of 8/12 or better along with porches and an elevation that would compliment this location. Adequate off street parking (12 spaces) will be provided. These town homes will have extensive landscaping on adjacent property lines, between the city property and parking areas, and all areas that would add an attractive green space to the building area. Each unit will have a separate water meter.

The proposed building will have dimensions of 46’ x 144’ (3 story), covering an area of approximately  6624 square feet and will not exceed a height of 40’.Attractive landscaping will be completed by B & B Contracting.

Existing Structures: This location is currently surrounded by single family homes and is located across the street from “The Colony at Bay Creek”, consisting of a new marina and water front community. This street has some older homes directly next store with many vacant lots located closer to the bay. This project could be started as soon as October and be available for occupancy by April of  2003.

Summary: Manuel Development has built 3 new homes in the town of Cape Charles and has completed many renovations and improvements over the last year and a half. We have also completed many new homes in various areas of Northampton County. We look forward to working on this project as well as many others in this beautiful waterfront community.
